Marketing and Talent Acquisition Intern

Overview
As an intern at Security Properties Inc, I coordinate advertising, marketing, and employee education across the company. Security Properties Inc. is a multifamily real estate company that specializes in the acquisition, development, and management of over 110 properties. I work in the Marketing and Talent Acquisition departments to coordinate with marketing vendors and oversee the online training of our employees.
I will divide my key responsibilities into three sections:
·      Advertisements
·      Marketing Projects
·      Updating and Troubleshooting our Learning Management System (LMS)
I’ll describe these using examples from my time in this position.

Advertisements
One of my main responsibilities is to complete advertising changes for individual properties. These changes fall into one of four categories: additions, upgrades, downgrades, or cancellations. Our department works with marketing partners such as Zillow and Apartments.com. When a Property Manager (or the VP of Marketing) requests an advertisement change, I carry out her request.

Here’s an example. Let’s say I sit in on a marketing conference call between the VP of Marketing and the Property Manager of Arras Apartments. Due to the property’s poor performance on Apartments.com, they decide to downgrade from a Gold plan to a Silver plan. Later in the meeting, they decide to add a Zillow subscription. After the meeting, I send out two separate emails: one to our rep at Apartments.com and one to our rep at Zillow. Although the procedures differ slightly, the general process stays the same: I send the rep our desired change and ask that they send an updated contract to me. Once our VP signs the contract, I save a copy to our server and update the system so that other departments are aware of the changes.

Marketing Projects
Another part of my job deals with specific marketing projects. These projects only concern a handful of our luxury properties. Because our luxury properties tend to yield high returns, we market them to the best of our ability (even if that comes at a higher cost). We have the most success when we coordinate these marketing efforts with the Property and Regional Managers.

For instance, I coordinate a monthly campaign through RentPath’s LeadMail service. RentPath is a digital marketing company that also runs websites such as Rent.com and Apartment Guide. When users on these sites request emails about available apartments in their area, they subscribe as recipients for LeadMail’s E-Brochures. This service allows us to deliver professional, targeted email campaigns to interested parties. This process tends to be a bit meticulous. To prepare for the monthly e-blast, I communicate with three different groups:
·      The Property and Regional Manager (for each property)
·      The digital artist
·      Our RentPath representative
The Property and Regional Manager confirm which images and amenities they want to feature in the brochure and provide me with any ongoing specials at their property. We then schedule an open house for the weekend following a LeadMail send; this allows us to check the effectiveness of the service and (ideally) secure new tenants. After collecting this information, I work with a freelance artist to design the brochure template. Upon receiving our VP of Marketing’s approval on the final designs, I send the brochures to our RentPath representative.

Updating and Troubleshooting our Learning Management System (LMS)
My job also includes responsibilities traditionally handled by an HR rep. Although I do not plan to work in this role again, I met some great people and even received a history lesson on The Fair Housing Acts. My HR responsibilities include updating company employment data and troubleshooting issues with our employee LMS, ‘The SPOT.’

I receive employment changes (new hires, promotions, terminations) from our core HR staff which I then apply to ‘The SPOT.’ The SPOT logs our employee data and assigns each employee a combination of training courses based on her position. Beyond my data entry responsibilities, I help employees with their accounts and help Property Managers access their monthly reports.

Although this part of my job is a bit like pulling teeth, the purpose holds meaning. Much of the curriculum relates to the Fair Housing Acts of 1968 and 1988, which prohibit discrimination in housing based on race, religion, national origin, sex, disability, or family status. These courses help prevent such discrimination at our own properties by teaching employees how to treat tenants and how to navigate difficult situations.

    I was not expecting to read about a job in real estate when I saw Marketing and Talent Acquisition intern. I think when I saw talent I immediately thought entertainment. It was very interesting to hear about all the interactions you have between your superiors and third party sales services like zillow. I worked in commercial real estate after my freshman year and I know how frustrating it can be to constantly update property information on third party websites. Very cool job!

    As someone who has also worked in a real estate development related job, I find it interesting to see what different positions within a company do. It just shows how diverse real estate work can be, because my experience in a somewhat related job had different aspects to it.

    I didn't expect Security Properties Inc. to be a real estate company, but I was surprised to learn about what you did at the company. It looks like you did a lot of marketing and advertising for the company which seems like you got a lot of experience which can be used in whatever you decide to pursue next.

    Like the others, I thought this would have to do with real estate and didn't think that this would have to do with marketing, advertising, or employee education but was glad it did! It was cool to read about your many roles including the troubleshooting part which I found the most interesting.
